A new small family run modern hotel in the centre of Baltimore village, comprising 5 new bedrooms complimenting existing 8 rooms, 9 of which in total enjoy wonderful sea views overlooking Baltimore harbour. Facilities include a new kitchen and restaurant at 1st floor, with an 8 meter wide floor to ceiling window, maximising on the building’s waterside location. The ground floor is occupied by Jacobs Bar, a new seafood bar, with extensive doors to outside tables, located in the village square overlooking the sailing and fishing activity beyond.

A difficult decision was taken to demolish the former pub premises that occupied the site, but the lack of back of house facilities on a site contained by a cliff behind, necessitated the excavation of a basement level to incorporate cold rooms, stores, toilets, laundry rooms and so on.

The design of a new building in the centre of traditional fishing village required MSA as architects to strike a measured balance between the traditional familiar form of the new building and contemporary design dormer, bay window and folding glazed wall features of the new design.
